51% Of All Properties Purchased Were Secondary HomesI work with a lot of clients who are either moving to Healdsburg for the first time or are looking to purchase a second home. While somewhat of a broad generalization, clients tend to fall into two camps: either they want…
When you think of Sonoma County, towns like Healdsburg or Sonoma probably come to mind. But there's a hidden gem that offers an incredible community vibe, a laid-back lifestyle, and access to wine country’s best outdoor adventures—all at a more affordable price: Windsor.
Windsor isn’t just underrated; it’s the ideal choice for those seeking a wine country lifestyle without hefty price tags or crowds. From family-friendly events to a top-notch craft beer scene, Windsor has more to offer than you might realize. Here are 10 reasons why Windsor is Sonoma County’s most underrated place to live.
Vibrant Town Green
The heart of Windsor is the Town Green, a 4.5-acre hub filled with events that bring the community together all year long. This isn’t just any town green—it’s where Windsor’s unique charm and energy truly shine.
In summer, the Town Green comes alive with weekly events like Summer Nights on the Green. Picture locals with picnic blankets and lawn chairs, enjoying live music with friends and family. It’s the kind of scene that reminds you Windsor is more than a town; it’s a community where everyone feels welcome.
Movie nights under the stars are also a summer highlight. Flicks on the Green offers a magical experience where families gather for outdoor film screenings on warm evenings. Later in the year, the space transforms with holiday magic during the annual tree-lighting ceremony. It’s a beautiful tradition that brings out the entire town for festive lights, music, and a shared sense of togetherness.
Sundays from spring through winter, Windsor’s Certified Farmers Market takes over the Town Green. This isn’t just a market; it’s a local experience with fresh produce, handmade goods, and artisanal treats. And if you’re a car enthusiast, Windsor’s annual car shows around the green bring out vintage beauties and a touch of nostalgia. All of this makes the Town Green Windsor’s community living room, where residents of all ages come together to enjoy life.
Family-Friendly Atmosphere
Windsor stands out as one of Sonoma County’s most family-friendly communities, offering a close-knit neighborhood vibe. It’s a safe, nurturing place for families, with low crime rates, well-maintained streets, and schools known for strong academics and well-rounded programs. Windsor High School, for example, offers specialized academies that prepare students for careers and college.
Windsor’s parks and rec areas encourage kids to stay active and outdoors. Keiser Park, with its modern playground, sports fields, picnic areas, and dog park, is a favorite. Lakewood Meadows and Wilson Ranch Soccer Park are equally popular, offering safe spaces for kids to run, play, and join youth leagues. Whether it’s soccer, baseball, swimming, or arts programs, Windsor has something for everyone.
Community events like the Windsor Day Parade or the annual Gingerbread House Competition add to Windsor’s family-oriented charm, bringing people together for fun and festivities. This town truly values families, making it one of Sonoma County’s best places to raise children or simply enjoy a warm, connected community.
Stunning Outdoor Recreation
Windsor is a paradise for outdoor lovers, offering endless recreational options against a backdrop of Sonoma County’s breathtaking scenery. Foothill Regional Park, spanning 211 acres, is a local treasure with oak-covered hills, fishing ponds, and over 6 miles of trails. Whether it’s a gentle walk or a challenging hike, the views over Windsor and the vineyards are stunning.
Shiloh Ranch Regional Park, nearby, offers more rugged trails through woodlands and valleys. Perfect for hiking, biking, and even horseback riding, Shiloh Ranch is ideal for those seeking an active adventure.
The Russian River, just a short drive away, is perfect for kayaking, paddleboarding, and picnicking. And for golf lovers, Windsor Golf Club provides a beautifully maintained public course with year-round access, thanks to the area’s mild climate.
With mild weather all year, Windsor’s outdoor offerings make it easy to stay active and connect with nature.

Craft Brewery Scene
Windsor’s craft beer scene is thriving, anchored by the famous Russian River Brewing Company. Known worldwide for Pliny the Elder and Pliny the Younger, the Windsor location offers a spacious tasting room, an outdoor garden, and tours. It’s a must-visit for anyone who loves great beer and a lively atmosphere.
Windsor is also home to other standout breweries like Barrel Brothers, which is known for its creative brews and laid-back vibe. The great thing about this place is that you can taste beers by having as much or a little as you want because you get a card to scan at each of the taps and it charges by the oz. Another brewer is St. Florian’s Brewery, a firefighter-owned establishment that supports fire prevention efforts. Windsor’s brewery scene brings people together with craft flavors and community events, creating a social atmosphere that sets this town apart.
Local Wineries
While nearby towns may get more attention, Windsor offers a more relaxed wine-tasting experience with incredible wines and views. Notre Vue Estate, spanning 710 acres, offers tasting options that range from vineyard picnics to guided tours with breathtaking views. Martinelli Winery, another local favorite, offers a rich history and top-notch Zinfandels and Chardonnays in a welcoming, family-run atmosphere.
If you’re looking for something unique, head to Mutt Lynch Winery, a dog-friendly spot that celebrates the bond between wine lovers and their furry friends. With its fun atmosphere and excellent wines, it’s a memorable spot that supports local animal rescues.
Another tasting room worth checking out is Baldassari which is run by Matt Michael who is also the wine maker at the renowned Alexander Valley winery, Robert Young which has some of the best cabernet in the valley. Baldassari is his side project which enables him to flex his wine making muscles making some more delicate pinots, chardonnays and sauvignon blanc as well as a Malbec closer to his style at Robert Young.
Windsor’s wineries capture the spirit of Sonoma County: authentic, scenic, and welcoming, without the crowds.
Excellent Dining Options
Windsor’s food scene offers something for every palate, from gourmet sushi at Ume Japanese Bistro to Southern comfort at Sweet T’s. For Mexican cuisine, El Gallo Negro serves up flavorful dishes with a modern twist, while Pizzaleah offers pizzas with local ingredients and a casual feel. For many people, it is once of the best Pizza places in the county which is a little dangerous as its right next door to our Windsor office!
For Italian-inspired fare, Grata highlights Sonoma County’s seasonal produce in dishes like handmade pastas and wood-fired pizzas. Windsor has dining options to suit any occasion, whether it’s a relaxed family meal or a date night.
Convenient Location
One of Windsor’s biggest advantages is its incredibly convenient location, making it the perfect home base for exploring everything Sonoma County has to offer. Living in Windsor means you can enjoy the charm of a small town while having easy access to both local amenities and big-city experiences.
For starters, Windsor is only 10 minutes away from Healdsburg, one of the most luxurious and well-known destinations in wine country. This means you can take a short drive to indulge in Healdsburg’s upscale dining, boutique shopping, and renowned wineries, then retreat to Windsor’s quieter, more relaxed atmosphere at the end of the day. It’s the best of both worlds: world-class experiences just minutes from home, without dealing with the constant hustle of a tourist hotspot.
Just 15 minutes south, you’ll find Santa Rosa, the largest city in Sonoma County. This urban center provides access to major shopping centers, healthcare facilities, and cultural attractions like the Charles M. Schulz Museum and the Luther Burbank Center for the Arts. Whether you need to run errands, catch a live concert, or experience some urban excitement, Santa Rosa is close enough for easy convenience but far enough that Windsor still feels peaceful and detached from city life.
Outdoor adventures are also right at your fingertips. In just 30 minutes, you can be standing on the rugged Pacific Coast, with breathtaking views of cliffs, beaches, and the vast ocean. Whether you’re heading to Bodega Bay for a day of whale watching or hiking along coastal trails, having the coast so close is a huge perk for those who love spending time by the sea.
If you’re a frequent traveler or just someone who values convenience, Windsor is just 2 miles away from Charles M. Schulz Sonoma County Airport. This regional airport offers direct flights to major cities like Los Angeles, Seattle, Denver, and more. Instead of driving hours to San Francisco or Oakland airports, you can enjoy the convenience of having air travel practically in their backyard. It’s a huge time-saver and makes quick getaways or business trips a breeze. I must confess I feel my world has shrunk recently as I will often look at where I can fly to from Santa Rosa airport when thinking about where to go for a short break!
And speaking of San Francisco, Windsor is only about an hour’s drive from the city, depending on traffic. This makes day trips to the Bay Area completely feasible, whether you’re catching a Giants game, exploring world-class museums, or dining in the city’s incredible restaurants. Yet, at the end of the day, you get to come back to Windsor’s quiet, laid-back environment, escaping the urban noise and chaos.
The other thing to mention that as of next year, the Smart train that runs all the way to Larkspur will start running as far as windsor. The current terminus is at Santa rosa airport. This will give people living in Windsor a totally new option for either going out in the evening, going to San Francisco or getting to the airport
Windsor’s strategic location truly offers the best of both worlds. You’re in the heart of wine country, surrounded by stunning landscapes, yet have quick access to the Pacific Ocean, nearby cities, and the greater Bay Area. It’s a place where you can live a slower-paced, relaxed lifestyle but never feel disconnected from the conveniences and opportunities that come with living in Northern California.
Shopping and Grocery Options
Windsor offers a blend of local and convenient shopping. Oliver’s Market, a community favorite, stocks local produce, artisan foods, and gourmet products. I live in Healdsburg where we have Big Johns market but I will often go to Olivers Market. I feel that the fresh produce is better maybe in part because Olivers probably has a much bigger turnover of produce so things just seem a bit fresher or rather they last longer when you get home.
The Windsor Farmers Market, running from May to December, is perfect for fresh fruits, handmade crafts, and seasonal delights.
Of course, Windsor also offers the convenience of big-box stores for all your everyday needs. There’s a Walmart Supercenter and a Home Depot located just off Highway 101, so whether you’re doing a big grocery run or tackling a home improvement project, you’re covered. Having these larger retailers nearby is incredibly convenient, especially for busy families or anyone who needs to get everything done in one trip.
For an all-in-one shopping experience, Windsor Station is a local shopping center that houses a variety of retailers, restaurants, and services. Here, you can grab a coffee, pick up groceries, shop for gifts, or even take care of personal errands. The convenience of having so many options in one place makes Windsor Station a go-to for busy days.
Windsor’s shops and markets reflect the town’s friendly, community-driven vibe and support local farmers and artisans.
Affordable Real Estate
One of the biggest draws to Windsor is its affordability compared to nearby Healdsburg and Santa Rosa. With a median home price around $800,000, Windsor offers a more accessible entry to wine country living. Family-friendly neighborhoods like Vintage Greens provide homes with parks and schools nearby, while Lakewood Hills offers gated communities with lakes and scenic trails.
Windsor offers a wide variety of housing options, from charming single-story homes in family-friendly neighborhoods to modern townhomes and new developments. Areas like Vintage Greens and Vintana are popular choices for families, featuring well-designed homes with access to parks, schools, and bike paths. On the other hand, neighborhoods like Lakewood Hills provide gated communities with lakes and scenic walking trails, appealing to those who value both privacy and outdoor living.
In recent years, Windsor has seen several new developments aimed at bringing even more affordable and modern housing options to the area. Bell Village, for example, has introduced a mix of townhomes and apartments with convenient access to shopping and dining. These newer communities come with the benefit of updated amenities, energy-efficient construction, and proximity to Windsor’s vibrant downtown, making them especially attractive to young professionals and those looking to downsize.
Recent developments bring modern housing options with access to Windsor’s downtown, making it a popular choice for first-time buyers and young professionals. Windsor’s affordability, combined with its amenities, makes it a rare find in Northern California.
Mild Climate
One of the many reasons people are drawn to Windsor is its year-round mild climate, which perfectly complements the relaxed and active wine country lifestyle. Nestled in the heart of Sonoma County, Windsor enjoys a Mediterranean climate characterized by warm, dry summers and mild, wet winters. This consistent, pleasant weather is a dream come true for anyone who loves spending time outdoors.
In the summer months, you can expect warm, sunny days with average high temperatures around 82°F (28°C). It’s the kind of weather that invites you to enjoy a hike at Foothill Regional Park, a round of golf at Windsor Golf Club, or an afternoon wine tasting at a local vineyard. The evenings cool down to a comfortable temperature, making it perfect for outdoor dining, evening concerts at the Town Green, or stargazing with friends and family. And with over 260 days of sunshine per year, there’s no shortage of opportunities to soak in the great outdoors.
As fall arrives, the landscape transforms into a canvas of vibrant colors. The mild temperatures continue, making it one of the most beautiful times to explore Windsor and the surrounding areas. Vineyards display brilliant shades of gold and crimson, and it’s the perfect season for scenic drives, bike rides, and cozying up at a local winery with a glass of Zinfandel. The weather is still ideal for outdoor adventures, but there’s a hint of crispness in the air that signals the change of seasons.
Winters in Windsor are refreshingly mild compared to many other parts of the country. Average lows hover around 39°F (4°C), and while there is some rainfall, it rarely disrupts daily life.
As spring rolls around, Windsor bursts into life. Temperatures gradually warm up, averaging between the mid-60s to low-70s (°F), making it a fantastic time for picnics at the Town Green or kayaking on the Russian River
In short, Windsor’s year-round mild weather is more than just a perk—it’s an integral part of what makes living here so special. It enhances every aspect of the community, from outdoor activities to the lush landscapes, making Windsor a place where you can fully embrace the beauty of Sonoma County in every season.
Windsor truly is Sonoma County’s most underrated place to live. From the vibrant events at the Town Green and the family-friendly atmosphere to the stunning outdoor recreation, thriving brewery scene, and incredible wineries, this town has so much to offer. Add in the excellent dining options, convenient location, diverse shopping, and the relative affordability of housing, and it’s clear why Windsor is a hidden gem worth exploring.
