What Properties In Healdsburg Sold For The Most Over Asking Price?

With home sales up 27% and a market that is skewed heavily towards sellers as numerous buyers chase too few houses, there were a number of homes where multiple offers push the prices well above asking. While none of the sales in Healdsburg had sale prices over the list price at the 160% level like one home in Russian River, for example, there were numerous homes that sold for over asking house despite the fact the average sale price was 4% less than asking price.  What is interesting is trying to understand what it is about a home that drives the price well above asking. Outlined below are the ten homes that sold for the most over asking from which we can try to draw some conclusions. While this is definitely more art than science there are a few signifiant factors that drive up the price:

1) A downtown home that has a large lot (over 10,000 sq ft). Everyone wants a large lot for that swimming pool!

2) A property that qualifies for a vacation rental permit. Four out of ten on the list allow for vacation rental permits.

3) A property that has been newly remodelled or recently updated. So many buyers just don't want the hassle of doing their own remodel.

4) A property that has a distinct modern architectural style. 

5) A project! There are a few properties on the list that are major renovation projects and one home site for someone to build their dream home.

1331 S Fitch Mountain- $2,000,000 (Selling Price): 142% Of Asking 

Not very often you will find a classic Mid Century gem, on over an acre, with views, this close to the Healdsburg Plaza. Someone obviously fell in love with this because it did need a little love. However, a rural feeling home near town is hard to beat. I am sure it will be stunning once renovated. Built in 1965 by the original owners, with three bedrooms and two baths, the details of this home make it special. Corner glass, original cabinetry, carport and some vintage fixtures make this home stand out.

328 University St, Healdsburg - $1,500,000 (Selling Price) : 136% Of Asking

This amazing 16,896 sqft Lot has two solid homes in excellent walking distances to downtown Healdsburg. With plenty of room for a pool and gardens, this home would make a great little compound or provide flexible accommodation for the owner to rent out one and live in the other.  Both homes feature two car garages. I had been tracking this home for a while because it was such a great property although the tiny farmhouse was almost a teardown. I tried to buy it for a client six months prior at a price of $1.8m which at the time felt high both to me and the selling agent. When it came on a $2.1m I thought they would probably get it but I could not believe someone paid $2.8m for it. There is no doubt it will be a big development project on a beautiful 5 acres, although there are limitations with the lot because of the riparian creek amd required setbacks that run through the property which limits the building options. That being said,  original West Dry Creek Farmhouse with creek frontage just three scenic miles from downtown Healdsburg is pretty special.
