With home sales up 27% and a market that is skewed heavily towards sellers as numerous buyers chase too few houses, there were a number of homes where multiple offers push the prices well above asking. While none of the sales in Healdsburg had sale prices over the list price at the 160% level like one home in Russian River, for example, there were numerous homes that sold for over asking house despite the fact the average sale price was 4% less than asking price. What is interesting is trying to understand what it is about a home that drives the price well above asking. Outlined below are the ten homes that sold for the most over asking from which we can try to draw some conclusions. While this is definitely more art than science there are a few signifiant factors that drive up the price:
1) A downtown home that has a large lot (over 10,000 sq ft). Everyone wants a large lot for that swimming pool!
2) A property that qualifies for a vacation rental permit. Four out of ten on the list allow for vacation rental permits.
3) A property that has been newly remodelled or recently updated. So many buyers just don't want the hassle of doing their own remodel.
4) A property that has a distinct modern architectural style.
5) A project! There are a few properties on the list that are major renovation projects and one home site for someone to build their dream home.

Not very often you will find a classic Mid Century gem, on over an acre, with views, this close to the Healdsburg Plaza. Someone obviously fell in love with this because it did need a little love.
